Video Walkthroughs vs. Static Photos: What Should Really Be in Your Listing's Media Package?
Every listing presentation starts with the same question from sellers: "Do I really need video, or are photos enough?" As an agent myself who also shoots full-time, I get asked this almost every week, and the honest answer is that it depends on the property, the price point, and how the listing is going to be marketed. But there's a smarter way to think about it than "either/or." Static photos and video walkthroughs do different jobs, and the best listing packages use both.
What Static Photos Do Best
Photos are still the backbone of every listing. They're what loads first on the MLS, what populates Zillow and Realtor.com thumbnails, and what most buyers scroll through in the first ten seconds of deciding whether to keep looking or move on. A tight set of well-lit, properly composed photos tells a fast, clear story: this room is bright, this kitchen is updated, this backyard is usable. Photos are also what agents actually need for flyers, postcards, social graphics, and print brochures — you can't easily pull a still frame from a video and get the same sharp, color-accurate result you get from a dedicated photo shoot.
Photos also respect the way most buyers actually browse. On a phone, scrolling through 25 stills takes seconds. Watching a three-minute video takes a conscious decision to stop and commit time. For a lot of buyers in the early "just looking" stage, speed wins.
What Video Walkthroughs Add
Where video earns its place is in the properties and situations where a buyer needs to understand flow — how one room leads into the next, how the light moves through the house over the course of a tour, what it actually feels like to walk the floor plan. This matters more on larger homes, homes with unconventional layouts, and listings that are going to pull in out-of-area or out-of-state buyers who can't easily swing by for a quick showing before deciding whether to fly in.
Video is also what gets shared. A well-edited walkthrough is the kind of content that performs on Instagram Reels, TikTok, and Facebook in a way that a static photo carousel usually doesn't — it's built for the platforms buyers (and their friends and family, who are often part of the decision) are already spending time on. For listings in the Fairfield, New Haven, Hartford, and Litchfield County markets where a lot of buyers are relocating from out of state, that reach matters.
A Matterport 3D tour is a different tool again — it's not a narrated walkthrough so much as a self-guided, go-anywhere digital twin of the home that serious buyers use to measure rooms, plan furniture, and do a second or third "visit" without driving back out. If you haven't already, it's worth reading up on when that technology makes the most sense for a listing, since it solves a different problem than either photos or video.
So Which Do You Actually Need?
For most listings under the median price point in a given town, a strong photo package plus drone/aerial coverage is usually enough to compete. As the price point climbs, or the home has features that are hard to appreciate in stills — a finished walkout basement, a primary suite wing, a layout that doesn't read well from floor plans alone — adding a video walkthrough starts paying for itself in buyer engagement and fewer wasted showings from people who were never going to be a fit.
The sellers who get the best results aren't choosing one over the other. They're building a full package: photos for the MLS and print, drone for the lot and the neighborhood context, and video (or Matterport, depending on the home) for the buyers who need more before they'll commit to a showing.
